Falcon Cottage - Lounge

A mews cottage set in the very heart of Stratford, just minutes walk from some of the most historic buildings in town. Within strolling distance of the world famous theatre and ideally located for the shops and many restaurants.

Falcon Cottage is an ideal cottage for holiday lets (self-catering) available throughout the year - Stratford is a vibrant town with the Shakespeare houses, Royal Shakespeare Theatre, beautiful gardens alongside the River Avon - all for 12 months a year.

Stratford is a medieval market town bustling with 21st century activity whilst being surrounded by 17th century buildings. You are also within easy reach of the North Cotswolds, historic Warwick Castle, the Royal Agricultural Showground and so much more.

Falcon Cottage - Kitchen

Falcon Cottage has 2 bedrooms and sleeps 4 with a separate family bathroom. Downstairs is a double sofabed which can accommodate two more adults. Please note the accommodation is totally non-smoking and we regret to inform you that pets are not welcome.

The accommodation is set over two floors and fitted out to ensure that your stay is both comfortable and enjoyable. Falcon Cottage has full gas central heating, all linen is supplied and a small welcome pack is provided. Set over two floors this ample accommodation offers on the ground floor, a cosy comfortable lounge, separate fully equipped dining/kitchen with access to the rear garden. The staircase leads to the first floor which has two bedrooms, 1 double and 1 twin and a family bathroom with bath and shower.

Falcon Cottage - Courtyard Garden
Falcon Cottage has a garden which is available for your use, complete with garden furniture and barbecue, if the weather is fine you will be able to relax in the sunshine and enjoy a barbecue.
There is no off road parking but we do have a residents parking permit, which will allow you to park on the street free of charge, if the permit is displayed within your vehicle during your stay.
Please see Conditions of Hire, as failure to return the Parking Permit on day of departure will result in forfeit of deposit.

PAYMENT
We accept Sterling Bank Cheques, or Cash. (late bookings only)
DEPOSIT
A non-refundable deposit of (1/3) one third of the rental is payable if the booking is made more than 8 weeks before the start of the rental. The balance shall be payable 6 weeks before commencement. Non payment will be construed as cancellation by the client. For bookings made within 8 weeks of commencement, the total amount of rental will be due at the time of booking. Please note Short Breaks must be paid for in full on confirmation of booking.
CANCELLATION
Any cancellation should be made in writing. An attempt will be made to relet the property and if this is successful either in total or part, then a refund or a part refund will be made. If re-letting is unsuccessful, then all monies paid will be forfeit.
CHANGE OF DATE
Any changes to clients dates will be accommodated where possible. If the owner has to cancel dates, due to unforeseen circumstances, then a full refund will be given. It is recommended that clients organise their own travel insurance arrangements, this cost is not included in the rental cost.
 
CONDITIONS OF HIRE Period of Hire:- Rental commences, unless otherwise notified, at: 3.30pm at weekends or 5.30pm on weekdays on the day of arrival and terminates at 10.00 am on the day of departure.
Breakages or Damage:- The client will be liable for the cost of any breakages or damage to the property which occurs during their stay. Clients will also be liable for any extra cleaning costs. To this end a refundable deposit of 100 will be required. This money will be cashed and then refunded to the client after they leave the property. Please note failure to return the *Parking Permit will forfeit the right to a deposited refund.

Care of the Property:- The client shall take reasonable and proper care of the property and its furniture, fixtures and fittings and leave them in the same state of repair at the end of the period of rental as at the beginning. No smoking is permitted on the premises.

Liability:- The owners shall not be liable to the client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred that arise out of or in any way be connected with the rental.

Pets:- Pets of any description are not allowed on the premises.
